I save my all cash deals for truly motivated sellers with deadlines or for property that needs so much rehab it's not bankable in current state. 

That is really the biggest motivation for people if they do not have anywhere else to go.

This is also dependent on the motivation of the seller and how long a home may be on the market. 

We can sometimes figure out what is motivating the other side and use that to get our client a better deal. 

I see agents brag about going to a brokerage that charges $49/transaction or something cheap like that, not realizing they will not be around many/any experienced agents, probably don't get any training, no motivation, etc....they're lucky if they do 1 or 2 transactions, and then are gone in a year or 2....obviously there can be some exceptions...but I see it all the time.   

Don't follow others blindly.Realize that your success as a real estate investor depends on your ability to find motivated seller leads...

Now here is a bonus for you...Before you start concerning yourself with buyers and all that jazz... make sure you understand how to find ARV's and COR, and then obviously you need to generate motivated seller leads.
