They've got three cats and two litter boxes, and the entire unit stinks of litter -- they've also got food and dishes everywhere, and huge piles of dirty clothes everywhere.This is a nice, fairly high-end apartment in a not-so-great area, it should stand out as being nicer than the surrounding apartments.

All of my clients are buying commercial properties up as much as possible.Yes poverty is at a highest level in 40 years or something like that in an article I read recently.The middle class is going non-existent.You will have the wealthy people and then the poor people.It has been trending this way for the last few decades.The people that do have money see this as an amazing time to grow their wealth even further and solidify future generational wealth for their families.How you view the world right now depends on which end of the stick you are on.I do not want to get political either.There are some wealthy people that say poor people should just deal with it and the wealthy shouldn't be taxed higher to subsidize government programs.The other side says if people are poor and get no food,assistance from the government then they have nothing to live for and crime and anarchy will break out.

The further I chased the rabbit down the hole the more things are pointing to the whole street being parceled and each home/apartment being a condo.That being said, apparently there is only one water meter for the whole street.

@Jon Klaus thank you for the suggestions just having a hard time finding any comps because its a double parcel with a building on one.as far as rent goes I don"t really know how to figure that our either since they never rented it out before

Be aware that it is not just the size of the parcel, but you have setback requirements, both from the road and sides, and if there is no town water and sewer, you have to take into effect the state and town requirements for well and septic.

Since you tell us nothing, as to the facts, don't know if this is vacant parcel with a graded pad in the suburbs, a pad suitable for parking heavy equipment in a rural desert area or an unbuildable scrapper lot in a mountain community.

i've never bought a multiple parcel deal like this so i don't know how that aspect of it works. when you say cash flows 4403$ a month is that minus debt service, vacancy, utilities, maintenance etc?
