May have a possible wholesale deal on my hands.

6 rental properties

all 6 have tenants

lower income areas

cash flow $4403/month

yearly expenses 14686.00

Currently asking 265k without any negotiating. 

What percent cash on cash return are rental investors normally looking for?

This will help me determine how much I have to negotiate with the price.

Any help would be greatly appreciated. Thanks in advance!
