Write a strong-worded letter sent via email or mail and remind her that has violated the lease as it is and you can pursue eviction.

@Kyle Wilkins The cashflow on this is strong, which I think why it seems appealing. 

Pittsburgh has a strong REA that you can find if you search through Facebook.

Anyway, AJ some people start this way but I strongly encourage you to keep with your thinking of adding value to other investors. 

@Sylvia Parker I strongly agree with @Kris Wong in that having no extra capital for repairs/maintenance, evictions, etc is a very risky way to go about doing your first deal.

Huntsville has become increasingly popular in the last few years and I see a lot of out of state investors looking there because of the strong chance of apprecitation.  

If it is a strong options, go for it!
