Mine includes but not limited to, roof 25 life span, floors 10 year life span, appliances and hot water heater 12 years, hvac 20 year life span, bath and kitchen remodel 15-20 year life span.

Probably don't need to keep the bathroom and kitchen cabinet doors open (with piping inside).

Kitchen and bathroom need updating as well.

The church did say that they have no interest in the house and will doze all structures on the property, the house is in “roughish” shape but structurally solid. 7k for new windows, 3k to repair Sheetrock, minor plumbing and electrical.

I recently came across the following deal and wanted to share with everyone here to get some feedback on it.SFH with 5 bedrooms, 2 bathrooms, 1 living room, 1 kitchen, no garage, but a private driveway.

As a general rule of thumb a window and a closet is needed to classify something as a bedroom. 

Insure the windows? 

A drive by of properties showed building exteriors are in need of serious work and windows are broken but are all 100% occupied.

Avoid the biggies like foundations, termite damage (unless it's easy to access and fix), mold / lead paint / asbestos remediation, full kitchen/bath remodels, etc. 

The kitchen has recently updated with new Kitchen cabinets granite counters and gas stove.
