Investment Info:

Single-family residence fix & flip investment.

Purchase price: $60,000
Cash invested: $35,000
Sale price: $175,000

Wonderful 3 bed room 1 bath home with attached garage. The home has plenty of space for first time home buyer with larger den area. The kitchen has recently updated with new Kitchen cabinets granite counters and gas stove. Updated bathroom with tile floors. The interior has new carpet and paint.The exterior has stucco and dual pane windows. Larger back yard great for entertainment.

What made you interested in investing in this type of deal?

The property was a great deal and we couldn't pass on it.

How did you find this deal and how did you negotiate it?

It was a family member co worker and wanted a quick sale.

How did you finance this deal?

Private capital.

How did you add value to the deal?

full rehab.

What was the outcome?

Sold in 11 days to fha buyer.

Lessons learned? Challenges?

Learned to contract out all of the work and not manage the project. My time is more valuable than a project manager.
