New Jersey New Brunswick Property near Rutgers

I recently came across the following deal and wanted to share with everyone here to get some feedback on it.

SFH with 5 bedrooms, 2 bathrooms, 1 living room, 1 kitchen, no garage, but a private driveway.

Financials:

Listing price: $500,000

Annual Rent: $50,400

Property tax: $8,401

Insurance: $1,000

CapEx (6%): $3,024

Property Management: $3,528

NOI: $34,447

Cap Rate: 6.88%

With 20% down payment, the cash flow would be about $667/month, or a ROI of 8.0% annually.

This particular property has many upgrades, tenant occupied, in a safe neighborhood and a 10-minute walk to Rutgers College Ave campus.
