However, make sure the plumber and electrician are master level (not knocking the other trades but electrical and plumbing are two areas that can and do cause serious injuries when installed incorrectly yet commonly screwed up imo).

Specify what else they need to pay (is internet included , is electric included)- if not do they pay half the electric or 1/3.

This particular property had issues with a pushmatic electric box that I never could have anticipated.

These home grow rooms also over tax the electrical system of many homes and will cause problems.
