Painting Your Rental Property

Hi, has anybody painted their rental property before? If so what tools did you use? Im thinking about doing all the painting on my future properties myself with a professional paint sprayer. I used a hobby paint sprayer to do a small room and it was quick. Does anybody have any advice or stories to share on painting and the tools they used..

During the rehab we spray, but just a room or touch up paint in between tenants we roll since spraying can seep through tape get onto the floors/windows.
