To all of my fellow commercial/residential investment agents:Are you training clients how to be better investors?

Most of my clients who do the AirBnB route manage it all themselves and either have a reliable cleaner on-call or do it all themselves, pocketing the 'cleaning fee'.

They did their due diligence with the area, property management and tax laws of purchasing in another country. if you're buying turnkey I'd request references from clients.

I do, however, set up searches for my clients where they have Portal access and can set up searches that auto-email new listings in targeted areas. 

One: I was rehabbing a house for a large international client, the day before my walkthrough with a representative, someone stole the entire electrical box and meter.

This was the response in her email :"My situation is unique, my mother takes care of the rent (god bless her heart for real!)

My best investment clients are ones that put their trust into me (not blindly) and for that I do a lot of work up front for them.

In fact, I would just include a line item in my project budget as a cost to the project.From your perspective, I'm not sure how sustainable charging only $69 to $99 / month is for unlimited design services especially for clients that are doing several flips per month.   

That said, I was wanting to look into scouring the "tax delinquent" properties (pre-auction/pre-foreclsoure) lists for potential clients.
