Most include water/sewer; many include electric or gas but may also bill you in some manner rather than the regional Electric/Gas service provider; and trash pickup.

In real estate you need: eager sellers, negotiators, money, legal knowledge, appraisal skills, inspections skills, project management, carpentry, plumbing, electrical, HVAC, flooring, marketing, buyers, and much, much more.  

My question is: now that I will be renting out the house by the room and all renters are individuals, how do I go about having them pay for utilities (Wi-Fi, water, gas, electric, water)? 

Think clunky looking light switch & electric outlet covers, thermostats, door knobs with "brass" plating peeling off, etc.

There is always a better loan out there somewhere, but relationships is where I focus my energy and I am grateful when my clients reach back out when they have subsequent deals. 

Stove- you mentioned high end, I would expect to see a glass top on an electric stove in my market. 

The surplus goes to a repair escrow for now (eventual replumb/rewire) but I'm hoping to go solar within the next 5 years and increase the rents to include solar electric.

Where I am, water is tied to the property (ie the owner pays for it if the tenant bails), electricity follows the tenant to their next place.

Installed new kitchen with granite countertop, new roof, new LVP flooring throughout, upgraded electric panel, and new paint.
