How many mortgage agents should someone work with?

I am looking to get the best mortgage I can get if possible and was wondering how many at a time I should use mortgage agents? What questions would you ask the mortgage agents?

I always tell my clients to never put all their eggs in one basket.  Yes, I can find them the best deal 90% of the time, but there are so many lenders out there and it is impossible for any one or two brokers to have access to every single one of them.  There is always a better loan out there somewhere, but relationships is where I focus my energy and I am grateful when my clients reach back out when they have subsequent deals.  An honest broker will tell their client that they can find better loans with other resources.  The best brokers will even offer guidance and share those resources.  In the end, its all about helping the client get a loan.  If you can build a relationship with 2-3 mortgage brokers who you constantly keep the others honest, you may find a good mix.
