Hello Joshua,The St Petersburg and surrounding markets are really hot right now.

This will be his biggest project by far and is worried about taking on debt but instead would like a partner. 4.5 million is to get the land sub divided and utilities pulled in and infrastructure placed.

If your property is a row home this can also be difficult if the surrounding neighbors are neglecting their homes as well.

@Joseph Russell if you are looking to update infrastructure so it’s less maintenance, then just coordinate with the tenants.

I normally wouldn't recommend renting to family and friends but if you're not getting any good applicants from your ad then marketing this to your personal network could be the best way to deliver the value proposition of why it is worth more than surrounding rentals.

Surrounding yourself with like minded people is extremely valuable.

Realistic expectations..... the tenant cant be a slob and expect a simple pest control visit to clear the issueIf the tenant is keeping the unit clean and not doing things that attract the mice, then you are in a much better spot and have a better chance of taking care of the issue.Another factor can be the surrounding units...... you may be clean but if the close neighbors are keeping trash and food around, again..... you can only put a dent in the situation since the real source is out of your control.....realistic expectations........ the tenant expects the issue to be taken care of..... but you have to point out issues that may prevent that from happening.

SFR doesn't scale well at all.it doesn't scale in transaction - one asset per transaction it doesn't scale in infrastructure - insurance, legal, title all must be done per assetit doesn't scale in property managment - you have 100 units in one city, it's either 100 short drives, or 1 drive.
