New Investor Trying To Start

So investing in real estate is something I’ve always wanted to do, and I’m deciding to pull the trigger because I keep saying I’ll do this eventually and always get cold feet.

I’m in the military and currently deployed so I don’t think there’s much I can do here besides study and gain more knowledge (which I do). I’m stationed in NC and I’ve recently discovered the rent to own strategy or lease option agreement.

My question is, is this a viable option for someone starting out? Has anyone does this, and if so how did it work out for you?

 @Andy Danna Has a very good point with the VA loan. This can be the most difficult thing when using a VA Loan. Without a 2 year landlord history, you have to qualify for the loan on your own, without any rental income, even when purchasing a fourplex.
