My wife and I are making the leap into real estate investing but obviously we have questions. 1) Currently, to obtain funds for investing would it be more effective to create a LLC business or try to raise funds as an individual?

Hi, everyone , I'm trying to pursue Real Estate Wholesaling and I've tried the basics. I cant seem to get it off the ground. I want to make at least 2 deals per month. Any advice.

If you create a cool space you can rent it on PeerSpace by the hour. 

I looked at the place and believe that I can sublet it for $700, creating a  $40 cash flow with no money down (so technically infinite returns).

I am talking with quite a few homeowners at the moment but need to create/receive a wholesale contract that has an escape clause and such.

I have created and am using a robust user friendly pro forma workbook to vet and analyze any size multifamily property.

Create two years of on time mortgage payments.

Something I do wish I had done seems a little complicated but would be pretty awesome: use a large map of the area, print or digital, and put pins with sell prices on housing that matches what you're looking for. create several maps. year over year. and look for the wave of appreciation.
