Lots of sage advice there :) As always, I'll harp the "don't just look in your home county" tune - if your market's dried up temporarily, don't be afraid to look at other cities, states, countries or continents - you'll have to do DD on the providers more than on the actual properties in most cases, but it's just a different skill set - and affordability, as well as cashflow, may just amaze you if you set your sights a bit further than "around the block".

Their house is in a "hot" area of Milwaukee, half a block from Lake Michigan with some great lake views over a huge bluff and if someone comes along that wants to pay their price, they'll sell, if not they'll stay!

& to think when we were kids the ice box only had two moving parts...a block of ice & the door.With the cost of parts & shipping we found it cheaper to buy used appliances if we see any deals online or through friends moving.We also found the appliance stores who pick up used appliances usually have a guy on staff that will take the old units for resale or scrap.
