Account Closed  My apologies in that I am not very knowledgable on the topic you are inquiring about, however I do know that BP has a great resource within the tools feature with several shared files including contracts and other helpful docs. 

The small amount of "skin in the game" required by the borrower can usually be made from multiple sources (2nd position gap lenders/private lenders, seller carry back, cross collateral, personal capital, etc).

I would love to find a consistent source of funds for these transactions.

So you will have to have to find other sources to fund the rehab.

I've used many different sources to get data, educational tools, etc. to learn about investing but I still have not made my first investment/home purchase. 

One area that we need to learn more about, that I'm sure many here are asking about, is how to find sources of private funding.
