He regularly appears in YouTube videos with notoriously sleazy characters in the real estate business.

Regular MLS listings are at a stand still, since listing and showing properties are not viable options right now. 

Only one person but as an active investor who regularly surfs Zillow for background and occasional inquiries I can tell you the only call I ever make are to the listing agent.

Also, we have many local Real Estate Investor groups that meat regularly (well, when there's no pandemic). 

No time for repairs because of regular probings, and convention keynote speaking obligations ?

I work a regular w2 job and can not have phone access for 12hrs a day.

I've had investors in tears when I looked into their information and realized they only had days to identify.. they had been talking with their provider regularly but core information wasn't being communicated clearly enough.

I will continue to look at MLS listings as well, but feel developing these relationships with regular buyers will land me better deals occasionally.
