There are plenty of realtors that will write up the paperwork for you for a flat fee instead of a commission, if your going to do it either get a license or get someone on board that has one.

I can't speak to the specifics, but she's done plenty of deals with 3-5% down even on sub 50k properties.

I am surprised more haven't commented on what a train wreck this transaction appears to be, but then maybe not as there are plenty out there that don't know how to conduct a real estate transaction properly.

And yes I obviously would be putting my cleaning cost plus plenty extra in the property management expenses while evaluating.

I have heard plenty of creative stories to get deals done.

There are plenty of agents in FL that are also playing these games, and I hope the state puts an end to them as well.
