Where is it still possible to find SFH 30-40k price range that's a great deal???

Khemaro Nuon A lot of this has to do with what you consider a "great" deal. Cash-on-cash return is hurt because you can't do conventional mortgage...so...see ya later leverage! And certain things (when it comes to closing costs) don't scale linearly with property price. Not to mention that homes in that price point usually need some work and require an augmented management strategy. I'll leave appreciation-talk out of it but so much of real estate depends on your personal situation and goals. I'm not in a situation where I want to manage an out-of-state rehab project. Doing my twice-a-year visits (plane tickets, hotels, etc.) make no fiscal sense with the revenue from a single $40K SFR. I want to have mortgage interest to write off against the income of the property so leverage is my friend.

Consequently, my version of a "great deal" could (and likely is) materially different than your version of a "great deal".
