If you are trying to do a Fannie Mae loan, you can't do with the S Corp and would have to transfer it out into your name (Fannie Mae won't lend to corporations).However, most people will advise against holding real estate long term in an S Corp due to potential tax issues.

Messing with the draws doesn't do anything since the income from flow through entities end up flowing through anyway.If you had a C corporation where you don't get a K1 then yes retained earnings and managing your draw does have an effect on income coming out of the entity, but then you'll also have double taxation of a corporation to deal with as well but that is another story....
