Recs For Non Recourse Commercial Lenders In Texas?

Im looking into purchasing a commercial property and can do up to 50% down but would ideally like 20-30% if possible with a nonrecourse loan. Property is currently leased and has 18 years left, its a chick fil a with a corporate guarantee. What is the best way to finance such a property? Thanks
