I’m confused because the house is priced right in my opinion and the back yard is desirable.Two months on the market now and not a single offer.Whereas I’m not a flipper per say, am I missing something?

Rest assured there’s people in your area making killer money everyday in your backyard in real estate you just haven’t found the formula 

One principle that I adhere to when I invest is I want CONTROL.Buying out of state makes me lose some of that control.Buy in your backyard.

On the transactional cost front, I would add that when I have folks wanting to syndicate residential or small multi-family, I usually advise them to do a blind pool and put all the properties into one offering so as the spread the legal and other transactional costs around all the properties.

We would use our pool of properties to keep a group of contractors busy full time or near full time. 

Complete with a spacious private backyard perfect for gatherings or dining al fresco.

If its 450k storage, 450k park, becomes tricky because your exit pool of buyers is limited.

There are some fences throughout the land, and it also has a few extra structures in the backyard like a shed and a horse stable. 

People literally take a bath in pool chemicals.
