[Calc Review] Help me analyze this deal

Hey guys! First time investor here  - and looking to make a move.

This property is listed and the description is as follows,

"Two family home located in downtown Stewartsville. Side-by-side two level living in a convenient location that still has that small town feel. Live in one side and rent the other for ADDED INCOME or rent both units as an INVESTMENT OPPORTUNITY. Unit 546 has been recently renovated from top to bottom. Large private backyard. Owner has plans already approved for a new septic which will be installed prior to closing."

It seems as though there has been a relatively decent amount of money put into the home prior to selling - do you think my costs are accurate? Rent input is currently what tenants are paying.

Any and all advice would be appreciated :) Thanks!
