Trying to retail a house in Texas am I missing something?

We bought a 3/2 brick house in Jourdantoin Texas. The house is a solid house in well kept neighborhood. We gave the house a face lift and a light rehab. I usually Owner Finance my houses but felt it best to cash this one out to pay off some higher interest debt ect. 

Not living in the area I listed it with a realtor that said, she was also an Apprasier also and that based on the Square footage it was worth 180k and she felt it showed we. She put it on the market and two showings in 1 month no offers. Lowered the price to 174,900. One or two more showings no offers. I lowere the house to 169k no offers.

I just recently dropped the price to 159,900. and raised the buyer agent commission to 4% instead of 3%. I’m confused because the house is priced right in my opinion and the back yard is desirable.

Two months on the market now and not a single offer.

Whereas I’m not a flipper per say, am I missing something?
