She had her group of friends and everything was much more convenient than if she lived on her own. 

I am working with a small group who wanted to target the Chicago market.

I look at both groups.

Both of these groups don't charge an application fee.DFWs current rates are 2.5 points and 13% interest up to 90% LTV (this is loan to value which means you will always have to have 10% in the game as the project progresses) and up to 75% of the total project.Zues' current rates are 2.95 points and 10.95% interest (interest is only paid on money that has been drawn - only place I have seen that does this).

I also expect larger groups to be messier than smaller ones.  

There are lots of investment groups.

Use networking groups and local forums to get them!

Arch degree, 8 years of digital fabrication experience, and two of my own multi-family projects in Cinci.My number two is head of maintenance for a University.Depending on what you need done I can bring along a group for labor.Demo, layout drawings, design, kitchen, bath, walls, exterior, decks, concrete, electrical...So, if that sounds about right we can carry on with a PM and or meet up.For me this would be a short-term experiment to see if I want to do more of this for others or just keep it in-house.

Our concern is that they have only paid for two guests but will be using the house for a large group.
