Chris,My difficulty with selling if your are still looking to be a buyer with the cash proceeds is that you are playing both ends of a hot market which nets out.With regards to your question on determining a price, you can look at comps in your area or reach out to an agent if you have one.Real estate is very much a numbers game in my opinion.

We feel like there is still room for entry into the market for a house this size that has nice amenities (hot tub, BBQ, games, etc.), but are still a little uncertain given concerns about STR market saturation in the area, and potential drop in home values over the next 6-12 months.

He says that he likes that I had everything together and made it a smooth process for him to come into, plus I did put up for the purchase which allowed him to know that I had "skin in the game" and was all in.I was also grateful because he agreed initially to keep me involved in the actual rehab.
