The first step would be to figure out if you even going to have a gain on the sale.

Unless the price goes up another big step like Bitcoin, then I would expect a big drop after more big raise on the price.

You see I work 2 jobs (Counseling Coordinator at a high school and a licensed marriage & family therapist at my own business practice) which is about working 58 hours a week. 

But, what I do know is some big banks are becoming much more conservative in their lending practices.

(At least in Illinois, laws can vary by state)Sounds like they are trying to get you to sign a buyer agreement which is not a very common practice today, some agents still do this but not all. 

If he likes the property I may not step foot in it before we make the offer.

So far the only steps we have taken are 1.) we have formed an LLC and 2.) we bought an 18 acre plot of vacant land inside the city of Dayton at a treasurer's tax auction for $2000.
