Working with realtors

Ok, so I find this potential property, ran my comps and is ready to make an offer and is at a pause.  Why because I the investor found this property without a realtor.  Now I do not have any contract with any realtor either soo why can't I click the link for the listing agent of the property and talk to them directly? Why do I need to pay a realtor to talk on my behalf in a deal.  Another question, why does every agent try to get me to sign a one year contract when I ask to place an offer for me.  Need much appreciated advice.  Thanks in advance.

That's utter garbage of an advice. You can't make money at the settlement table unless you are a realtor.  Now there are some creative ways of benefiting from representing yourself. You can ask the seller to pay for your closing costs with the money that he would have given to buyer's agent. But no.. You can't walk out with a check at the closing..
