You have very strong equity in your current home, but you don't want to burn it all and make your house worth less with more leverage.

I'm wondering if I would be eligible for financing on a vacation home under the "second home" rules if I am currently renting my primary residence?

As I mentioned we are relatively new to the area and are currently starting up our business from scratch.

It's true that demand seems to be low across the board this year for vacation or travel rentals.

I do not deal directly with it much anymore and I have a local employee that takes care of they business.

I used to live in the property and are in very good terms with the previous neighbors, and don't want to risk anything given the shady past/current behavior from the tenants. 

Right now all he projects are still being completed, but developments can be 3-7 year cycles depending on the size, so a lot of projects that kicked off in 2020-2022 when interest rates and insurance were below and rents/prices were soaring are still getting completed now.

Hi everyone,I currently have a property under contract for 175k (ARV 290k, 4 bed/2 bath, 2054 sq ft, rehab: 40k) and I am not able to find any buyers yet.

We are at about 65 doors currently and we are partnered with Marriott, Jetblue and Allegiant Airlines, and about 10 others on top of Airbnb/VRBO. 

I am currently getting my MLO license however my focus is still on Investing.
