18 Year Old First Time Wholesaler: I Have A Contract But Can't Sell, What To Do?

Hi everyone,

I currently have a property under contract for 175k (ARV 290k, 4 bed/2 bath, 2054 sq ft, rehab: 40k) and I am not able to find any buyers yet. I marketed the property at 200 but I am still not finding anyone. What should I do, besides decrease the price? I have a contingency period but I would fell bad for cancelling on the seller even if it means that I get my EMD back. Please feel free to PM for more details.
