How would the HOA share any liability?

They could be willing to do an equity share where, depending on the agreed upon amount of time and money invested from both parties, the percentage of the profits are split appropriately once the property sells.  

@Evan Thomas, realistically, I could probably get away with doing what you describe, but these are my friends who I'm living with, so many of the operating expenses are shared, which is great.

They are nice young working professionals, and I have no doubt they will, if not already, return their deposit share back to the leaving tenant.
