For individual taxpayers selling their principal residence, the IRS does provide an exemption up to $250,000 of the capital gains for single filers and up to $500,000 for married couples filing jointly.

LLC can provide personal protection, but you have insurance for a reason.

I feel landlords first should not be able to have rentals if they can not provide their tenants with mailboxes and registered addresses.

Have you looked into who provides each utility?

I want my tenants to feel comfortable in the home they rent and if this makes them feel more at home, then so be it.

In most leases, the "quiet enjoyment" paragraph is one that explains the landlord's obligation to provide quiet enjoyment. 

I can comfortably afford $450K without the income from an STR or LTR so that is my current budget.
