Did you refinance at any point in time?

what I have heard recently and also it has been mentioned in some of the BiggerPockets episodes is that real estate in areas near a lot of National Forest land tends to preform well in times of financial hardship such as recessions.

In this situation AirDNA is fairly useless and I would need to search in similar towns to find similar properties or rely on my intimate knowledge of the market.I hope this helps, feel free to reach out if you have any other questions!

If I could back in time I would have house hacked for the first few years.

Looking for some advice here if it makes sense to complete a cost segregation study at this point in time.

I usually go further back in time first then I go further out to other towns.

I think those owners got out at the best price just in time.

However, in times like this im very happy with the path we chose.

Its also an annual lease that was renewed by previous owner shortly just in time for closing and yes they are below market rate! 

That way I see appreciation (in bits and pieces), a good idea of what a property is worth, and you find tenants who see a possible path to ownership -- MUCH more pleasant people, believe me.A lot of work up front, but once the ball gets rolling, Bob's your uncle.
