Its not  bad program but compare with regular internet rate and see if its make sense to take higher rate.

But since I've learned more information I think my best bet is to leverage myself and do a cash out refinance and expand my profolio.

I think their best bet would be to find a way to combine that unused space into one of the current units.  

You shouldn't commit mortgage fraud, leave alone admit to it all over the internet.

for one, all-inclusive price, you could provide a private bedroom, free internet and cable, access to kitchen and bathroom, private parking, close to school, safe, clean, etc. 

If the house is over 40 years old ( and I'll bet it is) there could be a lead paint issue.
