If you don't like the color of a room, put that in terms of what that does to the rent.

Buying from the builder, they covered closing, waved the $2500 "lot premium" for my rear brick wall, added a few features with negotiations, etc and I had quite a bit of control over finishes, colors, etc...all things I had to select along the way, far before completion.

Some people will not like a house because of the interior paint color or the carpet, that does not make it a bad house, but people get turned off by that.

Paver colored or complicated pattern is like $12/sf.

So, you're looking for a needle in a haystack...and all you know about the needle is it might be the same color as the haystack...or at least that what you've been told. 

White and light colored wood is popular these days so you could change of paint the blades.

My theory is that my call back percentage will increase, but the quality of the calls will decrease and thus a similar conversion to deals will not necessarily pay for the added expense of hand addressing.If context is needed to answer, I'm probably just going to send a colored #10 envelope to a variety of lists.
