For the deals I've done in Texas, you can do almost everything via a mobile notary. 

i just purchased a small mobile home park in northern california. the park has 21 spaces. within the park there is also 5 houses.

Every state is different though so make sure you talk with your mobile home association to find out the specifics in CO. 

There is a SFH 2 bed 2 bath and 4 mobile homes on the same lot which is 1 acre.

My grandfather gifted my uncle his Mobile Home 3ish years ago when my uncle moved in to take care of him.
