I would love to self-manage as many nearby units as I can but am open to investing with management and long-distance, as well.

I recommend reading “Long-Distance Real Estate Investing: How to Buy, Rehab, and Manage Out-of-State Rental Properties” - I found it to be very helpful when I got started investing 2.5 years ago.

I'm looking at north Snohomish county to make it work...but not going further north than marysville/east out to Sultan due to commute times. 

As saving mechanism, the real estate is awesome, I purposedly buy RE in good school district or in okay distance to major university, so kid not need to be in dorm and they can stay inside our family home, that itself also is super awesome to save money.I would say I live for free in United States and giving my kids free education until university level, thanks to residential real estate.

Hi Bill, we are selling our properties in Memphis largely due to a nightmare experience with our property management company, in addition to being at a distance, which makes it very hard to find a good one.

It sounds as though you are going to self-manage from a distance, which I feel is a big mistake that could cost you a lot more down the road.
