For the last several months I have been listening to the BP podcast, have read a couple investing books, and ultimately I am trying to absorb as much information as possible.

I have a couple of contractors that I'm waiting to get some estimates on a property I just purchased. 

Except couple blocks, it is a solid neighborhood, and average house runs around 100K that needs a full rehab.Pigtown, you can still find cheap houses, but I suggest you go and see it yourself. 

A couple things I did, as mentioned above, was find out the story behind the sale of the property and use it to my advantage.

I have a contractor that I paid to obtain the permits for a small house on the south side, but we have been waiting for a couple months and have been told there are a lot of delays for all contractors right now.

However for others I can see this being quite good for them.. at least the one I attended. especially those looking to scale and grow..

All I needed to do was clean out all the junk in the home, put new carpet in upstairs and repaint a couple walls.

The times I've won they've given me a couple days to sign and return docs along with the deposit/em. 

I've been reading posts for a couple months now as well as listening to different podcasts, and I wanted to join in now that I have started my market methods and committed to the endeavor!
