The amount of assumptions you make is pretty dumbfounding, and if you think that I'm trying to sell people on just my strategy, maybe you should re-read your posts as well since, according to you, we're all idiots and should only invest in multifamily real estate, and at that, only super expensive multifamily real estate (which isn't an option for a lot of people).

My assumption was similar on which banks will be willing to do that loan amount, so I'm targeting the smaller regional banks around me (already have one who handles our sfr and small mfh).

I think it’s important to understand opportunity cost relative to stocks, REITS, etc.You should run your DCF and see what set of assumptions you need to make in order to make the deal work for you.

Whether or not your assumptions are correct in terms of vacancy, rent, maintenance and Capex items, etc, that is something no one on this forum can tell you, unless they know this deal specifically.As for the pool, personally I would steer clear.

My assumption is that a portfolio loan  would free up conventional "bullets", thus would be a positive from a financing perspective but wouldn't have the benefit that commercial financing (via a LLC) would from a liability perspective.
