Advice needed for a Vacation Rental Listing

I'd love to get some input and advice for a property I have listed. Please share your thoughts. What makes this property a tough sell is that there have been preliminary plans to widen NC hwy 150. The project has been suspended at this time until 2028 or later. Preliminary maps show that this property will likely be affected by the expansion. IF at some point in the future this home is impacted by that state project, the state is required to provide a fair market offer for the property. My thoughts: This home could be rented out for the next 7+ years at least, making an income. IF the state does indeed need this property, they will come with a FAIR market value offer which can be negotiated. I believe this is a great opportunity for an investor. I'm hoping someone can share some insight/advice on what investors are looking for? Would this appeal to any? If not, what is the major turnoff? Thanks so much!
