Hi, I haven’t started yet, but I have been looking, reading, and dreaming about it for quite some time.

I would be careful forming a specific list per se.... things will happen that are not normal "wear and tear" that the tenant should be responsible for and if its not on the "list" you are stuck... the list will need to continue to evolve.Keeping it relatively vague keeps your option open.

Then you can read a more in-depth book like The Book On Rental Property Investing by Brandon Turner or The Unofficial Guide to Real Estate Investing by Spencer Strauss.2.

I'm the guy who wants to take some real actions after reading, watching and listening.

I read through the thread on here and saw standard rates but I don't know if they were specific to their state.

For anyone who cares about STRs in Colorado, I just learned that Boulder County earlier this month passed new short-term rental regulations. 

I've been reading all I can about rental properties and I listen to the BP podcast everyday.

I did find an agreement online and will read through it and capture what's relevant.

Now I am at the point where I feel ready to start, I feel like I read the same things over and over again and until I take that first step and commit into investing, I will continue reading the same things and watching the same videos and convince myself I haven't learned enough yet.
