What maintenance issues do you not cover?

We have had a set of tenants that had kids with some special needs and they were pretty rough on the house. Wonderful family paid on time always and we sympathize with the needs of the kids. We went above and beyond for them before them moved out fixing things that I dont believe were normal maintenance issues.  

Multiple times I was called over to fix doors that had been pulled off the hinges, Outlet covers that had been pulled off and broken, towel rods and toilet paper holders pulled off of walls, stuff put down the drains causing back ups. These things happen but not from normal wear and tear at the rate we were receiving maintenance requests (2-3 a month). We don't receive requests like this from our other tenants (1-2 a year if that)  but we were wanting to create a sheet of things we don't cover after a move in. Some ideas are below, what would you add?

After 2 weeks 

Doors and door knobs

Cabinet hardware 

Towel rods, shower rods and toilet paper holders

Registers and outlet covers

After 1 month

Toilet Clogs

Drains and P Trap Clogs

Obviously we fix things that are structural, mechanical or appliances. We are looking for those random things that cause headaches that are a tenants fault.
