Inspections on regular transactions are always a time to ask for credits for reasonable items, but not a time to try to double-dip back on a bid you made too high or to try to get cosmetic fixes done by the seller.

What are items one should bare in mind if they do it themselves? 

They told me a grocery store, bars/restaurants, coffeeshops, some retail, and even a hotel would be moving in.

If the building is in fantastic condition and no big cap ex items are nearing the end of their 'expected functional life' this could be accurate. 

Hey @Cesar Egas, I responded to Miranda's post on this but essentially I do replacement cost because I don't want to have to worry about the out of pocket cost to replace items if something is catastrophic but not a total loss.

One major item that comes to mind (from seeing others NOT do this) is to set your standards for screening tenants and stick to them 100% no matter what.

Hi @Shefali Rai,We analyze self-storage, mobile home park, and multifamily operators/syndicators and deals every week and we have a list of 26 items we look at.

10% vacancy budget is good.  5% each for repairs and capex is low.  15-20% combined for these two items would be better. 

Corning is small with a few Business Jack-in-the-Box,McDonald’s Burger King, Taco Bell,Denny’s small business is Daisy’s ice cream and yes a donut shop that has its costumers,a few cloth stores that are barely getting by and My father owned a restaurant in Corning sadly lasted 10 years so he had to sell it but he still owns three other buildings a salon that my sister runs a real estate agency and now an empty building.
