You might also want to check with your neighbours.If it is a larger boat, storage is permitted under the by-laws and you decided the boat can stay, then I would cover it under a separate agreement that is a schedule to the lease.

Utilities are paid by the tenant.  322 is the smaller unit with one bedroom and a second room that would be suitable for an office or storage.
