Marketing a temperature controlled garage

Hi all!  I'm putting in an offer on a property that has two units and two garages.  One of the garages is temperature controlled and has electric and water hookup.  I'd really like to turn it into a funky studio but zoning does not allow an additional unit unless I add parking spots (which I'm not sure I have space to do).  In the meantime, I want to get a little creative with it.  Can I market it as a music studio?  Boat parking?  Temperature controlled storage?  Can I split up the garage with those storage cages and make multiple storage units or does that run into commercial?  A garage in this area would only go for around $100 to 150, but this particular space is fantastic, and I believe worth a bit more if I can find the right usage.  

I'd love to hear your ideas!!!
