You will find that most borrowers will have their heads firmly planted in the sand until an event like foreclosure is eminent then they respond. 

Too many are owned by investment firms and being used as a proxy to invest reserves in other things and the claim is seen as a harassing expense....  

Realizing that unforeseen items could not be avoided however the cost could be controlled.I started a firm that is not just a rehab company I am also an investor so I understand how important it is to control cost.

I feel like over the long haul (30+ years) appreciation happens.

I would also advise to try get a job or internship in a RE firm.

Im trying to figure out how this works. ive been reading a lot and trying to get a firm grasp. this was a real example from a wholesaler in my area so i was running through it.

Be sincere and nurturing, but be firm.

I will concede there are some firms that may help you improve your score but not that much more than you could do yourself and the incremental improvement is not always worth the money spent.
