I am excited to find a community such as BP that provides support and encouragement along with an almost overwhelming amount of new information.

Now, armed with these two documents (evidence of the expired 3-day notice and the assignments of past due rents), I would talk to the tenant, either during or after the close of escrow, and encourage him or her to leave rather than be evicted.  

Like @Dave Meadows said it may encourage you to question your strategy and possibly change it.

I must encourage you to not let college inhibit your goals and drive for success.

The philosophy of the owners (my parents) is to encourage each tenant -- often low-income or on Section 8 -- to truly create a home.

It's a wonderful tool/resource that encourages and helps people to become more successful, more quickly... for the benefit of themselves, and others.

It's very encouraging to hear just how many ways there are to make money in RE. 

@Karen Margrave I know it is going to be hard work, and I am very encouraged to know that even in such difficult times you were able to make things work. 

If I were you, I would visit the property and determine if the "price" would encourage a quick sale, you could either pick a day (days) to meet prospects at a central location. 

Your mere existance has encouraged me to keep reaching for my dreams and the knowledge and encouragement of the community has been invaluable.
