There seems to be a lot of growth and the potential to be a great market to invest in.

I've looked at on-market deals daily, joined all the Facebook groups where they post "off" market deals (wholesalers, etc) and have spoken with many realtors. 

Does anyone have experience with direct mail marketing as both a Realtor and Investor? 

Also, there was great market movement yesterday.

Two years ago, the military PCS moved me to Washington, DC, and it has opened my eyes so much about the potential in the rental market.

I'm seeing some good potential Section 8 properties on the MLS lately in the Cleveland market, it really just depends on what your price point is and the types of neighborhoods you're targeting, but I've definitely been seeing some good ones on the MLS over the last few weeks.

Can you build a team local and in an away market--yes.  

I'm not sure about other markets/states/cities etc., but here in Pittsburgh, PA I see a ton of listings marketed on Facebook.

Just curious if the numbers look right to experienced wholesalers before I lock it in...Let's assume the property is in a healthy market area and that my ARV is correct...
