That may not be in the cards for you given the cost of your market. 

May go down 5-10 points but keep making any payments on credit cards and other charge accounts and you will be fine in quick order.

I was thinking I could pay it via debit card on the 30th if it doesn’t go through on time.

If I made that much cash I'd knock my debt out in <2 years, educate myself on the local market, open a credit card/build more credit (610 isn't bad anyways) and be ready when you find a good deal.

I like to keep business cards for my attorney.

Fast forward 2 years and we are just getting to the stretch of finishing the house now we are debating whether to RENT it out or SELL it to try to purchase 2 properties or a duplex and use credit cards to fund the partial rehabs.
